Engel & Volkers is an elite real estate office with an area of 225 sq.m. Our customers were the managing partners of the company Alexander and Alexander Belyaevs. The office is located on Morskoy Prospekt Krestovsky Island in St. Petersburg and accommodates 19 stationary workstations, including 2 executive offices and 3 flexible workstations.

Изначально в этом помещении располагался офис строительной компании, интерьер напоминал взрыв из 90-х. Офис был с многочисленными нарушениями, часть помещений по документам была жилой. Потому одной из главных задач было разделить коммерческие и жилые помещения. От старого интерьера было принято решение оставить только стеклянную лестницу на 2-й этаж

Initially, this room was the office of a construction company, the interior resembled the explosion of the 90s. The office was with numerous violations, part of the premises, according to the documents, was residential. Therefore, one of the main tasks was the separation of commercial and residential premises. From the old interior, it was decided to leave only the glass staircase to the 2nd floor.

PROJECT
Задачей было разместить как можно больше рабочих мест, предусмотреть 2 кабинета для управляющих партнеров и расположить 3 переговорных комнаты разной степени приватности .

Так как время было очень сжато, а объем работ большой, было принято решение выполнять техническую визуализацию, без особой проработки деталей, все узлы были проработаны в документации на дизайн-проект, такой метод нам помог быстро построить и увидеть объем, быстро вносить корректировки в проект.
В проектах мы используем BIM софт, что позволяет одновременно с проектом, делать сметный расчет на реализацию проекта, каждому элементу интерьера была присвоена ценовая «вилка», таким образом мы контролировали расходы.

CONSTRUCTION
Часть первого этажа - пристройка павильонного типа, с металлическими опорами с наваренными кронштейнами, которые изрядно портили внешний вид и чистоту геометрии. В прошлом ремонте их просто заделали ГКЛ коробами, причем на разных высотах и «как попало». Мы ситуацию исправили использовав гипс, мастер на объекте вытянул форму, сделал слепок и отлил 20 капителей.
